The project was awarded the top award at the Lancashire Property Awards 2025 on 13 November 2025.

Jubilee Gardens is the first of its kind built and operated by South Ribble Borough Council. It comprises 75 apartments for over 55s with extra care needs. Extra care housing is designed to support older people who may need help with daily living or personal care, while still enabling them to live independently.

It offers a safe, comfortable, and supportive environment with access to on-site care and communal facilities, giving residents the freedom to enjoy their own space, with the reassurance that help is available when they need it.

The development features beautiful, landscaped gardens and communal areas along with commercial spaces for a community café and salon.

The complex provides modern living with extra care support, allowing for residents to live independently in their later years.

Councillor Matthew Tomlinson, Leader of South Ribble Borough Council said, “This is a wonderful complex where people can live full and independent lives with the reassurance that their care needs will be met.

“The building is state-of-the art, stylish and a beautiful addition to the Leyland landscape. I am so pleased that the hard work to bring this development together has been recognised in this way.

“I want to thank all of the teams and organisations who have worked so hard across this project to make it a success.”

The Lancashire Property Awards 2025 spotlights the achievements of the regional property community and celebrates the success of developers, housebuilders and their public sector partners right across the county.

Taking home the Residential Development of the Year Award, Jubilee Gardens was commended by judges for its innovation, build quality and the benefits brought to the local community.

Strong environmental credentials were also praised, with Jubilee Gardens achieving a BREEAM ‘Very Good’ rating through a host of sustainability measures. These include solar panels, air source heat pumps and electric vehicle charging.

The award submission was submitted by the principal contractor for the development, Caddick Construction.

Delivering a development that met the council’s ambition was only possible thanks to the exceptional work of our project team, and the collaborative relationships we fostered throughout. We’re very proud to have had our work recognised by the Insider Lancashire Property Awards.”

While building Jubilee Gardens Caddick Construction invested £6.6m into social value initiatives within the South Ribble community, including a series of work placements, employment opportunities and vocational training for local people.    

Allocation of the apartments is a phased programme, working alongside the care provider to ensure individual care needs are being met, and residents have started to move into their new homes.
